At Sandoval Contracting, we are trusted professionals with a wide variety of construction projects. Our business offers to guide you through this complex process that involves planning, designing, building, and a host of other considerations. This is referred to as the design-build process and takes an integrated project delivery approach. Design-build means that all the key aspects of the project are integrated within a team – from design to building to warranty. This approach ensures the vision you start with is carried through to the project you end up with your vision stays intact, down to the smallest detail.
You will have a well-planned project with one main point of contact through each phase, which means consistent and complete communications with a focus on the overall scope and budget concerns. If needed, there is a process for making changes. This approach helps streamline the process. As a guide and trusted expert working to make your project come to fruition, Sandoval Contracting seeks to develop a caring, efficient partnership with the common goal of an outstanding experience that delivers exceptional results.
During this phase we’ll get acquainted to see if we are a fit for each other. Since this document is being read, that process is already underway. Your vision will be discussed in elaborate detail to ensure we understand what’s expected. A budget will be established in relation to your specific needs. Alternative options may be considered at this time. We will explain how payments to us work. We’ll talk about your schedule, your role in the project, and what’s to be expected from us. We pride ourselves in being transparent and informing you of any potential disruptions that could affect your operations. We aim to supply you with as much useful information to help you understand not only who we are but also how projects like yours work.
Prior to entering into a Construction Agreement together we have pre-construction processes for which there will be fees. These fees are separate from the construction contract. These pre-construction processes will be handled with what is called a Pre-Construction Services Agreement or PSA. The PSA includes developing the project scope together and/or with your other design professionals, specifications, selections and doing a detailed estimate that assures you a quality, completed project at an agreed upon price. The PSA will usually cover some design services or consultations with designers, architects, engineers, etc., preconstruction planning, project development, and sometimes some demolition and discovery work, if required to create a guaranteed project price for you. The PSA does not obligate you to enter into a Construction Agreement with us and you own the results of the Pre-Construction and Project Development work covered by the PSA.
With all or most of the results of the PSA work in hand we will meet and talk through the project. Sandoval Contracting will take the time needed to ensure you feel confident and satisfied with the goals discussed. The scope of work, project plan, progress payments, timelines, logistics and concerns will be discussed. You will meet the Sandoval Contracting team and discuss how communications are best handled.
At this point we will have all the required information to provide a comprehensive bid for the project, and documents will be signed o on the design and production plan. You’ve met your project manager and know who will be doing what and when. An Agreement for our mutual signatures will be provided. We will go over and explain every deal of our straightforward Construction Agreement.
During the building phase Sandoval Contracting will handle all the details of ordering materials, scheduling, oversite, and coordination. Concurrently we will diligently keep you up to date on progress and issues.
Although we carefully plan your project together, changes to the scope of work can occur. That being said, our industry has experienced price increases as a result of numerous manufacturers having to encounter various cost increases in products, supply shortages, unemployment, and delayed delivery times. We will accommodate any changes that are made as well as alert you of any volatile market conditions aecting the project to the best of our best abilities. Our Agreement will explain how costs and timing associated with any changes will be handled.
As during construction, at this completion phase we will meticulously inspect to ensure that craftsmanship levels have been maintained throughout the project. A final review meeting will be held to answer any operational questions. A final clean up will be completed both within the project and anything on the property that was touched. A document will be oered to list anything you might run across that might need some attention. And finally, you will benefit from our three-year warranty on our work.

Our View on Competitive Bidding
We Don’t Do Competitive Bidding. Here’s Why:
“Competitive bids are just that! If I shave the labor or materials to get your job, is that the house you really want? There are hundreds of ways to lower the price of a building which often lowers the quality and workmanship also. “The best drawings and specifications don’t protect you from poor trade practices.” (The Well Built House, Pg. 23).
This quote from The Well Built House sums up my feelings as well. There are plenty of ways to cut corners to create a lower price. Competitive bidding rewards the lowest price and offers absolutely no advantage to good workmanship.
In one survey of satisfied clients of completed projects, the most important personal attributes of a good contractor were:

Price was only the eighth most important attribute clients considered important in a contracting firm, and even then, the word used was “fair” price, not “lowest” price.
Do you really want a contractor always trying to figure out the cheapest way of doing everything for the place where your family will be sleeping the week you are out of town or represent your company’s image? We prefer to do things the best way. “Best” means, in our opinion, the most effective combination of price to performance – getting the most bang for your buck.
A competitive bid does not let you see how a contractor works! Referrals do! A competitive bid does not demonstrate how we, as an experienced contracting company, can guide you through the process, from beginning to end. We don’t feel that an estimate, driven by price, will give you what you really need! We have one request:
